Our Process

Building a Relationship

A relationship with Mulloy Builders begins with an initial phone call or email. The most important part of the first interaction is building an open dialogue where each party feels comfortable communication. We’ll want to know your expectations, needs, and tell you more about how we do business.

Meeting Face-to-Face

At your convenience, we will set a time to meet you at your location. The owner, Neil Mulloy, will get to know you, and you will get to learn about the history of Mulloy Builders, how we operate and get a better understanding of the construction process. During the visit on location, we will discuss the project scope of work, budget expectations, timelines, and investigate existing conditions that may affect construction or design.

Initial Estimates

Based on our face-to-face meeting and the initial survey of the project, we will provide a rundown of what the project entails, an estimated budget range and a time frame of when you can expect your specific project to be started and completed. The turnaround times for the initial estimates will largely be determined by the scope of the requested project.

Design Development Phase

After you’ve received a preliminary estimate and feel comfortable with the cost, we can start working on your projects design. We will meet with our professional Architect to begin work on the floorplans, elevations, and main structural components. We will provide cost analysis and what-if estimates along the way to ensure the design and budget are in sync. We will offer value engineering and suggest materials and methods to maximize environmental benefits.

Contract Phase

Once the Design Development Phase is complete and the final drawings meet the budget requirements, we will present a final construction contract complete with an agreement, addendums, specifications, selections, schedule, and warranties.

Permit and Construction Phase

We will take the construction drawings and any necessary site plans to the county and or municipal offices to receive approval for the plans and pay the required permit fees. When all approvals are obtained, construction will commence.

Communication During and After the Project

We will only be a phone call away throughout the entire process. The owner remains accessible throughout the entire project and will walk you through each stage of construction to make sure all of your expectations were met.
